PH1 World Developers launches Modan Lofts Ortigas Hills and Northscapes San Jose del Monte

PH1 World Developers (PH1WD) has unveiled two new projects in the Greater Manila Area—Modan Lofts Ortigas Hills, a high-rise development in Taytay, Rizal that promises to give residents “extra space at no extra cost” and Northscapes San Jose del Monte, an energy-efficient community in Bulacan.

The property developer introduced its latest horizontal and vertical projects, valued at close to P11 billion, at a grand launch held on Sept. 29 at The Blue Leaf in Quezon City. The real estate arm of Megawide group said it aims to “disrupt property development conventions through innovation and engineering technology” through its projects.

Engineering and infrastructure innovator Megawide, PH1WD’s parent company, will be undertaking the design and construction of both projects.

Considered one of the leading engineering and infrastructure firms in the Philippines today, Megawide is responsible for first-world airports such as the Cebu-Mactan International Airport and Clark International Airport, the Parañaque Integrated Terminal Exchange (PITX), and ongoing rail projects including the Metro Manila Subway Project, among others.

Modan Lofts Ortigas Hills: 'Extra Space at No Extra Cost'

Modan Lofts Ortigas Hills continues the company’s groundbreaking “Extra Space at No Extra Cost” offering seen in their previous projects. The high-rise development with an estimated sales value of P8.7 billion, provides loft units designed with a modern minimalist aesthetic ideal for families and urban professionals.

Engineering and infrastructure innovator Megawide, PH1WD’s parent company founded by Edgar Saavedra, will be undertaking the design and construction of both projects.

Residents will have no worries driving to school or work with its convenient location in Taytay, Rizal. Modan Lofts Ortigas Hills offers 986 residential units in a lot area of around 16,500 sq m. Units range from studio to one and two bedrooms, and are priced from P5 million to P10 million.

All units at Modan Lofts Ortigas Hills will be tailored to maximize natural light and ventilation. Aside from providing a scenic view of the Antipolo cityscape, floors have been designed with pocket gardens to bring an outdoor vibe to vertical living.

The “extra space” in each unit is made possible through the company’s unique Add-Loft Technology, developed in partnership with Megawide.

Eric Gregor Tan, General Manager for PH1WD Landscapes, shares the different Megawide technologies that will lead to a more sustainable lifestyle.

“Add-Loft increases the total volume of livable space by up to 38% through a specific loft structure that maximizes the high ceilings of each unit. It offers residents the freedom to customize their living spaces and maximize functionality in each unit based on their needs and lifestyle,” explained Spike Ching, PH1WD AVP for Project Development.

Among the extras that customers can expect are extra floor-to-ceiling height, maximized by an extra loft space in each unit; and extra pre-installed features such as air conditioning, cabinets, range hoods, etc. that are not typically part of condo unit packages.

Approximately 71% of units for Tower 1 have reportedly been sold, while the second tower will be opening this year.

Aside from Modan Lofts Ortigas Hills, PH1 World Developers currently has other projects in development including The Hive Residences, the first integrated residential condominium in Taytay, Rizal, and My Enso Lofts, the first to offer "Extra Space at No Extra Cost" in Timog, Quezon City. Their next vertical development will be built in Pasig City.

Northscapes San Jose del Monte: Energy efficiency for Filipino homes 

PH1WD also launched its first horizontal housing development dubbed Northscapes San Jose del Monte (SJDM), a 337-unit development in Bulacan with an estimated sales value of P1.9 billion.

With a land area of more than 46,000 sqm., Northscapes San Jose del Monte is an energy-efficient community with PH1WD’s exclusive cost-saving home technologies: SolarSave solar panels, ResiShade tinted windows, and TropiCool insulated walls. These features could result in at least P45,000 per year in savings for residents, according to officials.

“Northscapes San Jose del Monte is our foray into horizontal development. We want to show that an energy-efficient home with actual savings on daily expenses is accessible to every Filipino. Not only that, through Megawide’s first-world engineering and construction expertise, we will be able to deliver top-of-the-line precast structures with extra features such as insulated walls and heat-resistant windows,” said Eric Gregor Tan, General Manager of PH1 World Developers for Horizontal Developments.

With SolarSave, all units in Northscapes San Jose del Monte will be equipped with 2.25 kW-capacity solar panels. With TropiCool and ResiShade, the homes will be more insulated from heat. All utilities will be underground. Our streetlights and amenities will also be solar-powered. Units will consist of the single-attached Elia, the end-unit townhouse Salana, and the middle-unit townhouse called Alba. All will have two stories and three bedrooms, and they are priced from P3 million to P8 million.

According to Tan, an electric shuttle will be made available to residents for easy access to key areas in the city, such as the MRT-7 station, malls, and other commercial areas. Demand has been very robust as almost 70% has been sold prior to the grand launch.

In the pipeline for horizontal development is a project located in the south of Metro Manila, Trece Martires, Cavite. PH1 World Developers is also expanding outside Luzon and is looking at projects in the Visayas, particularly in Cebu.
